  Listing Agent Representation:


  • Review RPA, counters, and any addendums for all signatures once received.
  • Ordering NHD Report & Home Warranty (if applicable). 
  • Keep broker’s file in compliance.
  • Verify signatures, initials, and dates on all paperwork. 
  • 2-3 updates via email over the course of the escrow with an update as to what is missing from the file. 


Buyer’s Agent Representation:


  • Review RPA, counters, and any addendums  for all signatures/initials once received.
  • Keep broker’s file in compliance. 
  • Verifying signatures, initials, and dates on contracts and disclosures. 
  • 2-3 updates via email over the course of the escrow with an update as to what is missing from the file. 


Dual Agency Representation:


  *All of the above


Agent's Responsibilities


  • Handle all negotiations (Request for Repairs, addendas, extensions)
  • Preparation of RLA or RPA to ensure specificity of client's requests met
  • Releasing contingencies 
  • Schedule and order inspections
  • Final walk through
  • Preparing cancellation of contracts and uploading to the broker's portal.
  • Provide executed contract to include all addendum/counters.
  • Open Escrow and supply escrow officer with opening information (commission splits, clients contact etc.
  • Provide completed AVID, TDS, SPQ
  • Review escrow/commission instructions and prelim for accuracy.
  • Communicate with Escrow & Lenders throughout transaction 

Transaction Coordinator Fees

Flat fee paid at closing through escrow. Pricing upon request.
